This project was originally a look at high-density housing on a site bordering a upper class neighborhood and a commercial district. Bored with the general program, and looking for a way to add some innovation to the project, and trying to find a way to bridge the residential and commercial neighborhoods, I turned the project into incubator-style apartment offices. The target market for this development was people who were both the presidents and janitors of their own business, who were looking for a high profile address while wanting to avoid lengthy commutes. As a premium to the offices, there would be shared conference, copy, and reception services. Rather than concentrating the apartments separate from the offices, I layered the offices on the more prestigious address and the apartments along a grove of oak trees on the opposite side of the site. |
